Albuquerque

Albuquerque combines a unique blend of multi-culturalism, natural beauty, profound historic attractions, spectacular climate with four distinct seasons, museums, galleries and shopping to create a distinct and unforgettable place to call home.

Discover Albuquerque’s allure when you explore Historic Old Town, where the Villa of Albuquerque was founded in 1706, or as you watch hundreds of hot air balloons ascending into blue skies during the Albuquerque International Balloon Fiesta®, the world’s largest, most photographed balloon event.

Albuquerque offers an exciting array of activities for all ages and interests. From mountain biking and hiking to playing a rousing game of golf on one of our famed golf courses, or perhaps taking a tour of one of Albuquerque’s vineyards or browsing museums and galleries, there is a range of activities for anyone.

Albuquerque is divided into 4 quadrants – NE, NW, SE, and SW. Each has its own special appeal and flavor from the historic to the eclectic; from the pastoral to the cosmopolitan; from the mountains to the bosque.

There are over 200 neighborhood associations in the Albuquerque area. The following link will take you to the city site that will give you more information about these different neighborhoods.

Rio Rancho

Rio Rancho is one of New Mexico’s newest communities, incorporated as a city in 1981 with 10,131 residents.

During the 1990's Rio Rancho made monumental steps forward with respect to its ability to mature as a city – from bedroom community to a self-sustaining city.  The city acquired the Water and Wastewater Utility, established its own school district, solicited the development of several post-secondary educational facilities, elected to become a “Home Rule” chartered community, achieved the second lowest crime rate in the State of New Mexico and encouraged the development of a variety of business through the development of efficient public/private partnerships and through incentives such as industrial revenue bonds.

Rio Rancho has also made exceptional strides toward becoming a self-sufficient community by playing a leading role in the creation of economic base jobs within the greater Albuquerque metropolitan area.  The Intel Corporation, as the world’s largest single producer of computer chips, has had a significant positive economic impact on the community since 1980.  In 1997 and 1998, the city added about 4,500 jobs associated with the ”Call Center” industry.  Wholesale & Retail Trade employment accounts for approximately 23% of the employment distribution, up from 14% in 1982.  As the city continues to grow, diversification of the economy becomes more important in the creation of a stable business development climate.

Los Lunas, Belen, Bosque Farms

Located in central New Mexico, about 20 minutes south of Albuquerque, in the Rio Grande Valley. Our beautiful communities are set along the Rio Grande River. We have prestige mountain views, and mild temperatures.

The Village of Los Lunas is a municipality that exists solely for the purpose of providing the best possible services to our customers, the entire community including citizens, businesses and all other government entities located in the area.

The Village of Bosque Farms is situated in Valencia County on the east bank of the Rio Grande River within the Middle Rio Grande Basin. The Village lies on relatively flat lands between the river and the upper plateau to the east, which rises abruptly and then slopes gently up to the foot of the Manzano Mountain Range some fifteen miles away.

The Isleta Indian Reservation wraps around the northern portion of Bosque Farms. Albuquerque is approximately six miles north of Bosque Farms, giving our residents simple access to the city life.

The Village of Bosque Farms has been an incorporated municipality since 1974. The population of Bosque Farms has grown to the excess of 4,000 people since incorporation. Although Bosque Farms is historically an agricultural community, it has evolved into a suburban village of the Albuquerque metropolitan region.

Bosque Farms is one of three incorporated municipalities and is located about 5 miles north of  the Village of Los Lunas, the County Seat, and about 15 miles north of the City of Belen. Bosque Farms has remained residential in character although a prosperous local business strip continues to develop along Hwy 47. You will find convenient shopping, entertainment, and recreation locally, and to the north and south of the community.

Real Estate Tips
Closing or Settlement >Final Arrangements

Some homebuyers approach the final days of the home sale transaction with great enthusiasm, feeling utterly confident that the end is in sight, and feeling completely organized about the move. They have accounted for every detail, contacting the moving company, arranging for the transfer of their telephone, electric, water, and gas accounts and having the home professionally cleaned. They start checking off the days until the closing on their calendar. But in reality, the closing may not be entirely predictable.

It is very useful for homebuyers (and sellers) to remember that closing dates are not set in stone. Lenders, appraisers, title attorneys, credit check services, and anyone else who is involved in the transactions can potentially cause a delay in the closing. If buyers keep this in mind while making arrangements, they can minimize the possible cost and inconveniences due to a delay.

As the closing approaches, the real estate agent will stay on top of the situation and keep in touch with everyone involved in the transaction to prevent any unnecessary delays.
